Estate Sale Process

Safe and Successful Estate Sale Process

To ensure a smooth and successful estate sale process within our community, we have established guidelines and protocols for homeowners. These instructions are provided when homeowners go through the request process for an estate sale. We aim to create a positive experience for our residents and estate sale vendors by following these guidelines.


To request an estate sale at your property, please provide the following information to Andrea.Thrower@seabreezemgmt.com (CC: melindaf@adventuresinlearning.com and john.kleinpeter@charter.net):

  • Homeowner’s Name
  • Bixby Hill Property Address
  • Contact Phone Number
  • Day(s) of the event
  • Time(s) of the event (taking into consideration allowed work hours, holidays, or holiday weekends)
  • Name and contact information of your Estate Sales Company


At least 48 hours before your estate sale, create an “Event” in Proptia and add your estate sale guests. Additionally, please note that homeowners now have the option to conveniently upload the guest list in bulk in Proptia. To do so, simply access your Proptia account and use the provided spreadsheet template to input the guest information. Properly adding attendees as an Event in Proptia ensures a secure process and allows us to streamline access for your estate sale.


It is important to follow specific considerations during the estate sale. The owner or representative of the Estate Sales Company conducting the sale must always be on-site to help direct parking and traffic. Parking should comply with all city laws and HOA rules, ensuring that it does not impede access or egress from any neighbor's garage, driveway, or cul-de-sac. Furthermore, only one estate sale sign, no larger than twenty-four by thirty-six (24"x36") inches and professionally prepared on weather-resistant material, is permitted.


We kindly ask homeowners to inform their neighbors about the estate sale to promote awareness and understanding. Your understanding and cooperation in adhering to these guidelines are greatly appreciated.  We look forward to working together to support our residents' estate sale endeavors and create a positive experience for everyone involved.
